Property Type: Newly two-storey stoned built (2004) house-tower-villa with basement and garage on a plot of two acres.
Location: Greece, Mani (South Peloponnese, Prefecture of Laconia), Pyrgos (Tower) Dirou, (Municipality Oitylou), close to Diros Caves.
Construction: Traditional stonework. The exterior walls of the house, which are made of stone, from the external side are tightly connected with cement and from the internal side -for insulation reasons - have been invested with downs and plastered. On the ground floor of the house there are: kitchen, living room, one bathroom, two bedrooms and another room that can be used either as a third bedroom or for the housework lady or even as a warehouse. On the ground floor is also located on the front of the house, the partialy open air area with the arches and in the back side the “chagiati” also a partially open air area, where the barbeque with a large stone table is located. Upstairs is located the tower that contains a bedroom, a bathroom and doors leading to “liakos” (large porches), respectively to the front and to the rear “liakos” (porches), as well as staircase to the roof of the tower. At the same floor right next to the tower is also located the small house with the tiles that “leans” on the tower and is by preference used as an office, a guest room or one more bedroom.
Household Size: Two storey stone-built villa with basement storage room and separate garage - Storage: Total square meters of the villa 340 and separate building area of 60 sq.m. approximately and height of 5 m. with tiles, separate from the main house, that can be used after construction, as living area.
Bedrooms: 5 (three on the ground floor and two on the floor)- (the fifth room, however, has a laundry facility infrastructure, water / sanitation). Also, all rooms have built-in wardrobes.
Bathrooms: two (2), one on each floor.
Kitchen: with built-in kitchen cabinets, provision for dishwasher and stone pass.
Living-room: Located on the ground floor, measuring 5 X 11 m, with stone fireplace and a stone staircase that branches out and brings us both to the tower and the other small house with the tiles that “touches” on the tower.
Tower: Located on the first floor. One room, one bathroom, doors leading to the front and to the rear “liakos”(terraces), respectively, and stairs leading to the upper terrace.
Small house with the tiles that “leans” on the tower: Located on the first floor. It consists of one room with balcony leading to the front “liakos” (terraces).
Back terrace: Located (North and East) at the first floor, overlooking mainly to the mountain, area of 30 sqm approx.
Front terrace: Located (East and West) at the first floor, overlooking the Messinian Gulf, with the best view from Kalamata to Cavo Grosso in Cape Tainaro, area of about 55 sqm.
Open space: It is (West) on the ground floor in front of which is the main entrance of the house overlooks the sea area, around 20 sqm.
Chagiati (Partially open-air area): It is protected (East) on the ground floor in the back of the kitchen and the home. It is characterized by the stone fountain, by the built large table on ceramic jars, by the stone-made barbeque, and by the pergola with a tiled roof. It has dimensions 7 X 4 m.
Ground terrace: In the ground floor, outside the living room to the north side, there is a stone-made staircase that leads to another (northern) terrace, approximately 3 X 8 m.
Underground Storage: At the northern ground floor/terrace there is a small door (portadella) from which there is access to an underground low-ceilinged warehouse, covering about 40 sqm, where there is a water pressure machine/washer and there is provision for installation of boiler and burner for central heating boiler.
The water reservoir: It has a capacity of 40 c.m. and it is located beneath the floor of the semi-open space, in the front side of the house.
Fencing plot: The fencing of the land is built a traditional stone-made wall, of minimum 1.2 m and maximum 3 to 3.5 m, depending on the topography of the land.
Ambient house: around the perimeter of the house there is a runway pavement width of 1 m and stone stairs in places where needed. Also, on the house outside the porch, the immediate surroundings of the house have suitable luminaries (lights, projectors) and brass taps. From the entrance of the garden to the entrance of the house and the garage stone-made flower beds for planting flowers have been developed, and there is adequate lighting along this route. Lighting, however, is also around the perimeter of the garden and the stone-made traditional wall which surrounds the land, from the inner and outer side towards the street. Taps are also available in the garden and in flower beds.
Garden: About 40 small trees have been planted, especially fruit-bearing olives.
Electrical facilities: The house has an electric water heater, an electric absorber/fan for the kitchen, an electric generator, an electric pressure washer, TV antenna, there is provision for installation of central heating, but there have not been placed heating bodies, burner and boiler radiator.
Amenities: The area has a community network of water and electricity.
Major advantages of the house:
a) This is a very traditional building. At the same time, however, all modern amenities has been taken care of. (Insulation from cold, heat, moisture, modern infrastructures, provision for central heating, telephone sockets, television, intercom line, etc).
b) It is built in an absolutely peaceful area, where few houses exist. Although it is built near the mountain, it is very near (about 700-800 m) from the main nearest village area, the central square of Pyrgos Dirou. This means that in a very short distance, ie the square one can have access to transportation, a taxi, the supermarket, newspapers, cigarettes, confectionery, bakery, restaurant. While only a few minutes from the square of Pyrgos Dirou (perhaps 2.5 to 4 km) there are two different beaches for swimming.
c) Because of the location that it is built there is an unlimited view across the Messinian Gulf, from Kalamata to the Cavo Grosso in Cape Tainaro, all of southern Peloponnese. From terrace over the front of the house someone can enjoy unique sunsets into the sea.
Comments: 1. The house can be used by two families with modifications on the upper floor by adding kitchen and furthermore two rooms and bath, using the rest of the building factor.
2. Another alternative, is to be used professionally as a traditional hotel by making only few modifications, also as an AirBNB.
3. The house can also be used as summer school because the nearby areas are of archaeological intrest.
