FEASIBILILTY STUDY
Option A – Hotel & Option B – Tourist ‘Village’/ Tourist Facilities:
Enrichment of the project with additional services of recreation and entertainment and other desirable services in hotels and tourist accommodations is possible to be allowed within the grounds of the hotel/tourist accommodation, provided that they satisfy the following conditions and criteria and fall within the individual thematic policies:
-They contribute to the diversification of the tourist product, in attracting special clientele, mitigating seasonality, in the promotion of cultural heritage, tradition, history of the place, etc.
-They provide leisure and entertainment services and other desirable ones services that are best combined with the hotel/accommodation, ensuring high quality constructions and landscaped environment.
-They are positioned correctly and fit comfortably and appropriately landscaped outdoor spaces that will contribute to substantial upgrading of the quality of the natural environment.
-They will be judged by the Town Planning Authority on merit based on its content, organization, function and location project after securing the positive opinions of the Cypriot Tourism Organization.
EXAMPLES OF ENRICHMENT PROJECTS;
-Conference centers, smaller meeting rooms for service groups of tourism units and specialized exhibition spaces.
-Rehabilitation/recovery/physiotherapy centers, wellness centers such as thalassotherapy, hydrotherapy and thermal springs.
-Fully equipped sports complexes, stadiums, swimming pools, closed gyms, as well as other large infrastructures training/sporting nature.
-Museums, exhibition spaces, cultural event spaces, venues production/tasting of traditional products, centers information/interpretation centers (interpretation centers) and specialized theme parks
-Marina facilities, race viewing facilities, dolphinariums, water parks and maritime museums.
-Specialty/theme restaurants, in addition to the main of the accommodation's restaurant and/or restaurant when this is not required based on the law on Hotels and Tourist Accommodations Legislation.
OPTION C – Residential Units/ Summer Houses:
Residential units in form of Blocks of Flats must have a minimum of 45 m2 for a studio, 55 m2 for a one-bedroom unit, 80 m2 for a two-bedroom unit and 100m2 for a three-bedroom unit. For all options the m2 stated do not include the common areas and covered verandas/balconies. More conditions apply for the grouping of the units according to the combination of unit types designed.
-Summer houses development with a minimum of 100m2 per unit.
If the units are designed in groups the maximum allowed is four (4) units per group.
-Each unit must have its own entrance, staircase and access point.
-The groups of units must have a minimum of 6m distance between them and set 4m away from the plot boundaries.
